Foundation crack repair in Council Bluffs
Almost every concrete foundation cracks. What matters is the direction of the crack, its width, and whether it's still growing.
Reading the crack
| Crack | What it usually means | Concern |
|---|---|---|
| Hairline vertical crack in a poured wall | Shrinkage as the concrete cured | Low, unless it leaks |
| Diagonal crack from a window corner | Stress concentration or minor settling | Low to moderate |
| Stair-step crack in a block wall | Settlement or lateral pressure | Moderate. Monitor it. |
| Horizontal crack, or a wall leaning in | Soil pressure pushing the wall | High. Get it evaluated. See bowing walls. |
| Crack wider at one end, or doors sticking upstairs | Differential settlement | High. Consider a structural engineer. |
Injection repairs
Polyurethane foam expands to fill a crack and stays a little flexible. It's a good choice when the main problem is a leak. Epoxy cures rigid and can restore some strength to a stable crack. HomeGuide puts epoxy or crack-stitching repairs at $250–$800 per crack.1
Monitor before you spend
Mark both ends of the crack with a pencil and the date, then take a photo with a ruler next to it. If it grows over a season, especially through a wet spring, tell the contractor. If the contractor recommends piers or underpinning (HomeGuide lists $10,000–$20,000 or more),1 a few hundred dollars for an independent structural engineer's opinion is worth it.
